Hartlepool Property Areas Overview

If you are not from the town, knowing Hartlepool’s good areas to buy can be tricky without living here. Here’s a quick overview.

Around the town centre you will find all the lower priced houses (under £50K), like the 2-bed terraces. Some of these areas are very deprived, with many houses boarded up. We would only advise buying these types of properties for buy-to-lets if you have experience with DSS tenants.

The best place for apartments is Hartlepool Marina, here you will find some 1-4 bed apartments – some with amazing marina views. Prices start at around £80K for a 1 bed.

Families generally prefer to live away from the town centre on modern housing estates.

Hartlepool Modern Housing Estates

Hartlepool has a few modern housing estates on the outskirts of the town which are very desirable for families not wanting to live in the town area. Here’s a few of the most popular which you will see mentioned on property listings:

Bishop Cuthbert – Desirable location with good amenities
Clavering – 90s built estate, good area and schools. 5 minutes to a great beach

Deer Park– Nice location with a good mix of housing
The Fens – 90s built estate to the south of the town centre.  The Fens has a good selection of bungalows.
Naisberry Park – South of town with a good mix of housing

Hartlepool Villages

Hartlepool has 4 villages on the outskirts of the town –  Hart, Elwick, Dalton Percy and Greatham all are very desirable locations if you are looking for a quieter pace of life.

Hartlepool Coastal Properties

Seaton Carew – Seaton is the traditional seaside town area of Hartlepool. Seaton carew has a mix of lovely victorian sea-facing townhouses to modern estates.

The Headland – you can also buy sea-view properties at Hartlepool’s headland area. The Headland has had a lot of regeneration of the years and has some great properties for sale.

Hartlepool Property Investing

If you are looking to invest in property in Hartlepool, don’t get over excited by seeing the cheap houses for sale. Some of these houses are in very deprived areas and renting the property could create a lot of problems for you.

House of Multiple occupancy (HMOs) are very popular for investors. Large terraced houses are bought around the town centre and rooms let out individually.  A large terrace on Park road can be bought for around £145K with 4 double bedrooms being let out at £380/mth (all bills included). If you are thinking of an HMO, take a look at websites like Sharearoom to see what prices rooms are being let for.
